Schedule & Complete Home Inspection

<aside> Inspections are typically performed within 1-3 days of contract execution. We've provided a vetted inspector list here but let us know if you need other options. The inspector will evaluate the home's major systems, structural elements, and safety items so you understand its true condition.

Review Findings & Bring in Specialists

<aside> Once the report is in hand, we'll review each item with you. If something needs deeper analysis—say, the roof, foundation, or HVAC—we'll help coordinate licensed professionals for further evaluation or repair estimates.

Renegotiate or Request Repairs (If Needed)

<aside> Armed with inspection data, you may: • Ask the seller to make specific repairs • Request a price reduction or closing credit • Proceed as-is, or if negotiations are too far apart—withdraw during your option period

We'll handle all negotiations to protect your interests.

Exit Option Period & Confirm Full Contract Status

<aside> When inspection issues are resolved (or waived), we release the option contingency. At this point the contract is "locked in," and only the standard contractual conditions—financing, appraisal, title, and survey remain.
